SEO for home builders

Home builder SEO that sells lots, not just clicks.

New home buyers rarely start with your brand name. They search for new homes in a town, filter by price and bedrooms, and shortlist communities months before they book a model tour. We build the community, floor-plan and quick move-in pages that put you on that shortlist, and we measure the work in tours and contracts, not pageviews.

Quick answer

Home builder SEO is the work of getting a builder's communities, floor plans and quick move-in homes found when buyers search for new construction in a specific town or school area. It covers community and plan pages, inventory that updates as homes sell, sales office listings on Google, portal feeds and tracking from search to model tour.

The buying journey

Three searches between a buyer and your sales office.

A new home purchase can run for months, from the first browse to the design centre appointment. The searches change as the buyer gets closer, and so should the page that answers them.

Where builder websites lose buyers.

The six problems we find most often on builder sites, sorted by how much they cost you in tours and contracts.

Critical

Sold homes still look available

A quick move-in page for a home that went under contract three weeks ago is worse than no page. The buyer calls, hears it's gone, and stops trusting the rest of your inventory. Status should come from your inventory system, and sold homes should redirect to the plan or the community rather than vanish into a 404.

Critical

Every community page reads the same

Swap the community name, keep the paragraph. Google's spam policies describe pages targeted at specific cities that funnel users to one page as doorway abuse. Each community needs facts only it has: lot sizes, phase release dates, HOA dues, amenities, the nearest employers and the drive to them.

Fix soon

Floor plans trapped in PDFs

Google can index PDFs, but a buyer on a phone won't pinch and zoom a brochure. Plan details that live only in a PDF or a flat image can't easily rank for searches like "4 bedroom single story plan with office". Each plan deserves a real page.

Fix soon

The portals own your community names

Search a community name and you'll often find Zillow New Construction or Zonda's NewHomeSource above the builder's own page. Keep those feeds accurate, then make your page the most complete answer, with details the portal listing doesn't carry.

Quick win

The Google profile sits on a model home

Google's eligibility guidelines rule out Business Profiles for model homes, while sales or leasing offices are eligible. A profile set up the wrong way risks suspension at the worst time. Set it up for the staffed sales office, with its real hours.

Quick win

No way to book a tour online

If the only option is a generic contact form, a weekend browser will wait until Monday or move on. A tour booking form with times, self-guided options where you offer them, and a source field passed to your CRM fixes this quickly.

What we do

What we do for home builders

One retainer covering the pages, listings and tracking that new construction search runs on.

01

Community pages that earn their place

One page per community, written from real facts: site plan, price band, lot sizes, HOA, amenities, school district and commute. Updated when a new phase releases or a community moves to close-out, so the page never goes stale.

02

A floor-plan library in plain HTML

Every plan gets its own page with beds, baths, square footage, elevations, popular options and which communities build it. Virtual tours and renderings sit on the page, and the PDF becomes a download, not the only copy.

03

Quick move-in inventory

Pages connected to your inventory or CRM so price, status and estimated completion stay current. Homes that sell redirect cleanly to the plan or community, keeping whatever ranking value they built.

04

Sales offices on Google

Business Profiles for staffed sales centres, with the right categories, hours, photos and a steady flow of reviews from closed buyers. Kept within Google's guidelines, so profiles don't get suspended in the middle of a launch.

05

Portal and listing consistency

Your Zillow New Construction, NewHomeSource and MLS-entered spec homes checked against your own site, so a buyer doesn't see three different prices for the same lot.

06

Tracking from search to contract

GA4, call tracking and tour bookings passed to your CRM with the page and search that produced them. We also track how often AI tools like ChatGPT and Google's AI Overviews mention your communities when buyers ask about new homes in your markets.

Where the budget goes

SEO, portals or paid search?

Most builders use all three. Over a buying cycle measured in months, each does a different job.

The plan

Your first 90 days

Your first quarter, month by month. How fast pages rank depends on how contested your markets are. Here's what drives the timeline.

Month 1

Audit the funnel

Technical audit, a check of every quick move-in and sold-home URL, a Business Profile review for each sales office, a comparison of your portal feeds against your site, and tracking set up for tour bookings and calls.

Month 2

Rebuild the core pages

Community pages rewritten with real facts, the floor-plan library moved out of PDFs, and city hubs launched for markets where you sell more than one community. Schema added for your organisation and sales offices.

Month 3

Connect and compound

Inventory pages connected to your feed, a review request built into closing and the first warranty visit, local links from builder associations, lenders and community partners, and the first report tied to tours and contracts.

Our SEO retainer is $1,199 a month, with the same deliverables listed on our SEO packages page. We haven't published a home builder case study yet. These results come from categories where Google and the ad platforms are far stricter than they are on new construction, using the same process we'd run on your communities.

How we report: Tour bookings, sales office calls and quick move-in enquiries by community and page, plus rankings for each community name and the city searches we target. Where your CRM allows it, we follow those leads through to contract.

Frequently asked questions

How much does SEO cost for a home builder?

We charge $1,199 a month for SEO, the same price listed on our packages page. It covers technical work, community and plan pages, Business Profile management, links and reporting. Builders with many markets or a very large plan library may need more content than one retainer covers, and we'll say so before you sign. For a wider view of the market, see how much SEO costs.

How long before our community pages rank?

A community name with little competition can rank within weeks of a proper page going live. City-level searches in a fast-growing suburb are contested by the portals and national builders, and usually take several months of steady work. Timing matters too: a page for a community releasing next spring should be live and indexed this autumn, while buyers are already looking.

Are there rules on how we describe a community?

Yes. The Fair Housing Act bars advertising that indicates a preference, limitation or discrimination based on race, color, religion, sex, disability, familial status or national origin, and HUD notes that this covers ads on websites. So we describe the homes, lots, amenities and location, not the kind of buyer who should live there. Your legal team and local rules have the final word on wording.

Should our site mention realtor co-op?

Plenty of builders still welcome buyer agents, and an agent page can rank for the searches agents make. Since August 17, 2024, offers of compensation can't be made through NAR-affiliated MLSs, though NAR's own FAQ says offers can still be made off the MLS. If you offer co-op, a clear agent page on your site is one place to say so. Check the wording with your broker or counsel first.

Do we still need Zillow and NewHomeSource if SEO works?

Probably, yes. Portals reach buyers who are comparing many builders at once, and Zillow New Construction shows builder ratings and reviews, so your profile there matters. The aim of SEO isn't to replace them. It's to stop paying a portal for buyers who were already searching for your community by name.

Can you guarantee our communities will rank first?

No. Nobody controls Google's results, and the portals and national builders compete for the same searches with large budgets. What we commit to is the monthly work in writing, honest reporting, and tracking tours and enquiries back to the pages and searches that produced them. If a community isn't moving, we'll tell you why and what we'd change.
